Job Description
We are looking for a compassionate and capable Place Manager to step into a short-term locum role based in the city. This full-time, 3-month position (Monday to Friday, 9am-5pm) supports a community of tenants who have previously experienced chronic homelessness. You will play a key role in creating a safe, welcoming and stable environment, drawing on your community services background and tenancy experience to build trusting relationships, support sustained tenancies, and work collaboratively with services and stakeholders. This role is ideal for someone who values connection, dignity and practical support, and enjoys making a meaningful difference in people's lives.
Key Responsibilities
Tenancy & Property Management
- Manage a portfolio of supportive housing properties in accordance with the Residential Tenancies Act (RTA), organisational policies, and practice frameworks
- Establish and maintain professional tenancy relationships with renters, supporting the establishment and continuation of successful tenancies
- Conduct routine property inspections to identify maintenance, hygiene, and safety issues and initiate appropriate follow-up
- Coordinate maintenance requests, liaise with internal maintenance teams, and ensure contractor access to properties
- Manage vacated properties, including inspections, cleaning coordination, and re-letting to minimise vacancy time
Rent & Compliance Management
- Calculate, monitor, and manage rent across the tenancy portfolio
- Proactively address rent arrears through early engagement and supportive interventions
- Respond to tenancy breaches and issues in line with legislation and organisational policy
- Support tribunal matters relating to tenancies, including preparation of documentation and attendance as required
Tenant Engagement & Support Coordination
- Work collaboratively with onsite case managers and external support agencies to support tenancy sustainment
- Participate in onsite meetings to ensure alignment between tenancy management and support services
- Provide renters with clear, accurate information about their tenancy rights and responsibilities
- Apply trauma-informed, respectful, and de-escalation approaches when responding to challenging situations
Allocations & Portfolio Coordination
- Support the allocation of vacant properties in line with organisational allocation and sign-up processes
- Ensure tenants and prospective tenants are treated with dignity, fairness, and respect throughout the tenancy lifecycle
Administration & Team Support
- Maintain accurate tenancy records, reports, and case notes within the housing management system
- Provide support and relief across reception, administration, and other tenancy or housing functions as required
- Model organisational values and Code of Conduct in all interactions
- Undertake other reasonable duties as directed
Key Selection Criteria
- Qualification in social work, community services, real estate, housing, or equivalent relevant lived or professional experience
- Demonstrated experience in tenancy or property management, ideally within community or supportive housing
- Sound understanding of the Residential Tenancies Act, or the ability to rapidly develop this knowledge
- Experience working with people with complex needs using a trauma-informed approach
- Strong conflict resolution and de-escalation skills
- Well-developed written and verbal communication skills
- Ability to work autonomously, manage competing priorities, and demonstrate resilience and professionalism
